Bungie HQ in Bellevue is up for sublease after major layoffs, with 210,984 square feet of game-development space available through September 2035.
Bungie’s Bellevue headquarters was built for a much bigger version of the studio. In 2021, Bungie announced plans to expand its Washington HQ from about 84,000 sq. ft. to “more than 208,000 sq. ft.”, with the new facility intended to support Destiny and additional projects.
Sony completed its $3.7 billion acquisition of Bungie in July 2022, and at its peak, the studio employed more than 1,600 people.

The growth story didn’t last. Bungie cut about 100 jobs in October 2023 after Destiny 2 revenue was reportedly running 45% below projections, then eliminated 220 roles in July 2024 and moved another 155 positions into Sony Interactive Entertainment. Bungie said at the time that it had spread talent across too many incubation projects and scaled its support structure beyond what Destiny and Marathon could support.
Sony followed with another round of cuts in June 2026, affecting most of the Destiny team and part of the Marathon staff. A Washington WARN filing listed 292 Bungie employees in Bellevue among those impacted.

Now, The Game Post has learned that Bungie’s physical footprint is shrinking too.
Bungie HQ Sublease Covers 210,984 Square Feet Through 2035
A 10-page commercial leasing brochure reviewed by The Game Post lists 210,984 rentable square feet at 550 106th Ave NE in Bellevue, Washington, with the master lease running through September 30, 2035. It markets the space as a “turn-key” office built around specialized production facilities.
Update, September 4, 8:18 AM PT: Following publication, a Bungie spokesperson confirmed to The Game Post that the studio is exploring options to sublease its Bellevue campus.
“Bungie is exploring options to sublease its campus in Bellevue, Washington. The studio transitioned to a digital-first model several years ago, and this move reflects the team’s evolving workplace needs and the effectiveness of its remote collaboration. Bungie will continue to maintain a physical office presence in Bellevue,” the spokesperson said.
Original story: The building’s shell and core were expanded and reconstructed in 2022. The brochure lists new mechanical and electrical systems, roof, windows, elevators, stairwells linking the floors, and ceiling heights reaching roughly 36 feet. Infrastructure includes six 120-ton rooftop HVAC units, a 100-ton chiller, two 90-ton and one 60-ton outdoor-air systems, roughly 24 watts of power per square foot, and a 205-kilowatt natural-gas generator. Comcast, Zayo, and CenturyLink are named as service providers. Parking runs about three stalls per 1,000 rentable square feet at market rate, and exterior building signage is available.
About 19,570 square feet sits on the first floor, where the plan labels a dedicated lobby, interview rooms, gym and exercise facilities, rock climbing, showers and lockers, secured bike storage, a motion-capture studio, and a streaming studio.

The second floor spans roughly 84,207 square feet and contains open workstations, private offices, conference rooms, server infrastructure, theaters, audio rooms, isolation rooms, capture and edit suites, plus playtest rooms for six, eight, or 12 people. It also labels a war room, stress room, regeneration room, tape vault, IT build area, focus and phone rooms, wellness rooms, and a specialized collaboration area.
Floor three adds about 86,207 square feet with more work areas, conference and training rooms, multiple audio studios, four 12-person playtest rooms, a central cafe, catering space, showers, nap and personal rooms, and a private exterior patio.
The brochure’s text rounds the patio to about 3,000 square feet, but the floor-plan legend labels it at 3,458 square feet. A roughly 21,000-square-foot mezzanine adds more workstations, meeting rooms, a lighting review room, and playtest rooms for up to 18 people.
Around 17,500 square feet of vacant first-floor retail is separately available for possible office or R&D use.

The Documents Point Back to Bungie’s Bellevue Headquarters
The brochure doesn’t identify Bungie in its main marketing copy, but the underlying documents leave little ambiguity about whose space is being marketed. First, the property is listed at 550 106th Ave NE in Bellevue, the exact address of Bungie’s headquarters. Secondly, a second-floor room is labeled “IDF + BNOC RACK,” referring to the Bungie Network Operations Center, the 24/7 operations team Bungie has publicly discussed for years.
The Game Post also found Bungie’s name embedded in the metadata of one of the brochure’s floor-plan assets, titled “Bellevue Connection – Bungie Furniture Plan 2023 1.”
Other features in the listing closely match Bungie’s own descriptions of its renovated Bellevue headquarters. In an interview with Steelcase, former Bungie HR chief Holly Barbacovi said the office included a workout space, climbing wall and dedicated playtest areas. The newly listed plans contain all three, alongside a motion capture studio, streaming studio, audio and Foley rooms, capture facilities and editing suites.

Bungie adopted a company-wide digital-first policy in 2022, making nearly all roles remote-eligible and saying it wouldn’t impose general office-attendance mandates. Four years later, almost the entire expanded Bellevue footprint is being marketed to another tenant through 2035.
Where Things Are Now
The timing carries more weight because Bungie is also operating with a much narrower slate now. Sony’s June cuts affected most of the Destiny team (and some Marathon developers) after the company reviewed Bungie’s “long-term direction, development priorities, resource needs, and role within our broader portfolio strategy.”
Destiny 2 has already reached the end of regular development. Bungie released its final planned live service content update on June 9, 2026, and says the game will remain playable. The developer also said it was beginning to incubate its “next games,” but there is currently no announced Destiny 3 or confirmed replacement for Destiny 2. For players holding out for another full Destiny project, that’s where things stand.

That leaves Marathon as Bungie’s main active bet. Its Steam player count has fallen sharply since launch, putting more pressure on a studio that has already cut hundreds of jobs and ended regular development on Destiny 2.
The Bellevue listing doesn’t prove another round of cuts is coming, and it doesn’t tell us that Bungie is abandoning the city. At the time of writing, Bungie and Sony have not publicly confirmed that the Bellevue headquarters is being put up for sublease.
